Centex's LTC Ranch Project Awarded First Phase Approval From the City of Port St. Lucie

HCG is Providing Centex Homes with Entitlement, Planning and Design Services for the LTC Ranch Project

A team approach, creative land planning and design and open dialogue with the community are all ingredients of the recipe for development success. At a recent Port St. Lucie City Commission meeting the First Phase PUD 1 approval was granted for Centex's LTC Ranch project.

The project, a part of the LTC Ranch DRI, is located west of I-95 and south of Midway Road. First Phase PUD 1 encompasses 650 single family and multi-family homes on 398 acres. Also included is a 50,000 square foot village amenity center and 83,000 square feet of commercial space for the 55 and over active adult community.

The entire LTC Ranch project includes 4,000 total homes and a commercial shopping center on
2,055 acres. The master plan recognizes the regional context of the property and its significance to a well-planned northwest expansion of Port St. Lucie. The project includes many forms of recreation, pedestrian corridors, bicycle lanes, golf cart access and community parks, including a 120-acre regional park and kindergarten through eighth grade school. The project is being designed to promote pedestrian, bike and golf cart circulation among its residents. Path and trails shall be an integral part of the overall design to reduce the amount of automobile trips for the residents.
