HCG Wins Approval for First Development Under St. Lucie
County's New Towns, Villages and Countryside Rules
The 77-acre Fort Pierce Groves Project is Based on Traditional Neighborhood Design
St. Lucie Commissioners voted unanimously in favor of preliminary approval for the Fort Pierce
Groves project, which is located within the 18,000 acres of the TVC area in the northern part of St. Lucie
County, Florida. The new Towns, Villages and Countryside (TVC) rules require large developments to be
organized as mixed-use towns and villages in an effort to eliminate isolated sprawling subdivisions.
The development features a large community open space at the entrance with a number of lots
backing up to this village green. A key element of the TVC plan is connectivity. The project provides
vehicular, pedestrian, greenway and drainage connections to both the north and south, setting the stage
for a cohesive future development pattern.
"The creation of the TVC will prove to be an important decision in determining the future
development pattern for St. Lucie County," said Michael Houston, Principal of HCG. "We are pleased to
win approval for this first project under the new TVC rules."
