Grande Beach Wins Preliminary Approval from the St. Lucie County Commission HCG Provided Design and Planning Services for the First Mixed-Use Project in Unincorporated St. Lucie County. Sometimes change can be a good thing, especially when it involves new ideas for a community and its residents. Grande Beach, a unique development on Hutchinson Island was recently approved to include both homes and commercial areas. The development becomes the first mixed-use project in unincorporated St. Lucie County. The project will be built on 9.44 acres and will include 70 units and 17,000 square feet of commercial area. The area was previously zoned strictly commercial but was modified to allow for mixed-use development. "This approval is a testament to the benefits of developers and the community working together to ensure successful development," said Michael Houston, Principal of HCG. "To have so many residents attend the meeting and voice their support for Grande Beach is a wonderful atmosphere to begin this special project." Based on community feedback, the developer scaled back the number of units and increased the area for commercial development. A bank, restaurant and various stores have expressed interest to the developer regarding the commercial segment of the complex. About 1,000 residents already live within a quarter mile radius of the Grande Beach project site, making it possible for bike and pedestrian access. A coastal Mediterranean style featuring balconies and barrel tile roofs will serve as the concept for the residential units. Other features of the project include specific buildings with a combination of residential and commercial space, an arrival court with central water feature, an enhanced arrival design with an alley of palm trees, staggered and rotated buildings, and special pavers on the boulevards to promote the feel and sound of a residential project.
