HCG Secures Martin County Commission Approval For 804-Acre Indiantown Development. The Commission Voted 3-1 to Approve the Development Order and Master Site Plan It is a rare occurrence in south Florida when approval of a new development brings the expectations of a revival of the middle class in a small community. Precisely that occurred when the Martin County Commission approved the Indiantown Development of Regional Impact (DRI). "Indiantown sees this as a home run for the community," said Commission Chairman Doug Smith. The construction of 1,650 new homes is the planned catalyst for Indiantown. "We need to get jobs and we can't wait on the federal government," said Scott Watson, the Indiantown/Western Martin County Chamber of Commerce Chairman. "We have to do it as Martin County so people can afford to live here." The developer of the project, Irongate Indiantown Investors, has two years to obtain final site plan approval. The 804-acre subdivision includes 1,165 single family homes and 485 townhomes, which are expected to attract middle-class families to Indiantown. "This project is really the bridge between what Indiantown is now and Indiantown's future," said Don Cuozzo, Principal of HCG. Most of the homes in the area are more than 20 years old. Only two relatively small single-family subdivisions have been developed in Indiantown in the last decade. The new home owners of this project would also help to attract businesses, such as supermarkets, pharmacies and restaurants. Irongate is working with the largest owner of commercial property in Indiantown to bring in new stores and other businesses. "It is a challenge to lure home buyers to Indiantown because of the lack of commercial services," said Kirk Lazaruk, an Irongate representative. Another initiative approved by the County Commission was the creation of the Indiantown Community Development District, a small local government that would finance $54.5 million worth of improvements to include roads, drainage facilities, water and sewer lines, landscaping, irrigation and lighting. The five-member CDD board would have the authority to levy taxes and special assessments on the Indiantown DRI property owners, issue tax exempt bonds and acquire and own property.
